The Lady Lake Planning and Zoning Board split 3-2 Monday night on a plan to allow for up to four houses on a single acre.
The recommendation to allow for a new zoning classification providing for denser housing now advances to the Lady Lake Commission.
The arguments in favor of denser housing include having smaller lots to maintain, a greater tax base with more developed lots in a subdivision and it is seen as a way to provide higher-quality housing development needed for the workforce.
The downsides of higher-density housing include creating more traffic, pressure on the school system and the likelihood for the need for more law enforcement.
Voting against the change were board members Robert Conlin and William Sigurdson. Voting in favor were Chairman John Gauder, Carole Rohan and Regis LeClerc.
This past December, the Lady Lake Commission rejected a pitch from Frank Cawthon of FHC Development for homes with smaller lots at a proposed development called Lady Lake Estates.
