Next month, Community Development District 4 supervisors will be asked to decide on the possible incorporation of 300 new villas into the district.
In advance of that important decision, Villages Vice President of Development Gary Moyer fielded questions from a packed house of CDD 4 residents Friday afternoon at Savannah Center. Moyer said he would be back in February asking for a resolution from the board to petition Marion County to bring the 66.9 acres of land into CDD 4.
The acreage will include two parcels, an east parcel that will include 165 villa units and a west parcel that will include 135 villa units.
Much of The Villages’ plan for the 300 new courtyard villas was covered last April in a meeting at Mulberry Grove Recreation Center. You can read about that presentation HERE.
Moyer said Friday not much had changed since that presentation was made last year. However, Moyer updated his previous description of a neighborhood recreation center from “a postal station and a pool” to “a postal station, swimming pool, bocce court and shuffleboard court.” The proposed villa project would include two neighborhood recreation centers.
The Amenity Authority Committee is looking at building a regional recreation center in the area and AAC members this week debated the merits of two possible locations. You can read about that discussion HERE.
Concerns raised by residents in attendance at Friday’s CDD 4 meeting included:
• Golf cart access in and out of the villas.
• Increased traffic on Belle Meade.
• Sewage, which Moyer said will be pumped to a treatment facility that Marion County operates.
• Restaurants. A resident said, “We need more than a Beef O’ Bradys and Subway.”
If CDD 4 turns down the 300 villas, The Villages would petition to create another community development district, Moyer said.
